We will partner with you to sell your home for the maximum amount of return the current real estate market will bear.  There are a variety of innovative ways we’ll get this done.

Our metro area has just emerged from a crazy time in real estate.  Since the peak in 2005, some areas in our region saw massive drops in value while others held steady in the most desirable areas.  Some areas hard hit are bouncing back at a fantastic pace.  Some areas are already seeing multiple offers higher than asking price within days of a home going on the market.  Where does your property fit into this mix?

  • Even before we meet, we’ll study your neighborhood and surrounding area to determine a general value trend through current listings, homes under contract, and recent sold homes.
  • We’ll come and meet with you to go through your home in great detail.

  • We’ll then compare what we’ve learned about your home with the data we’ve gathered about your neighborhood and similar properties.
  • We’ll offer a multi-tiered realistic pricing strategy for selling your home based on how aggressive you want to be.
  • We’ll take a couple hundred high-resolution professional quality photographs of your home.
  • When we prepare the listing for the MLS, we’ll maximize every data field available to make sure that potential buyers learn everything they possibly can about your home before they even schedule an appointment to see it.
  • We’ll prepare instant-send emails containing all our pictures of your home to send out quickly to any interested buyers 24/7.
  • We’ll aggressively market your home though the Internet on several consumer websites in addition to our local MLS system.
  • We’ll be the direct contact person for EVERY agent or buyer interested in your home so that we can sizzle it to them as if was our own.
  • We’ll do our best to generate some excitement about your home to entice buyers to bring offers.
  • We’ll constantly monitor the market and continually advise you on activity in your area while your home is on the market.
  • Once we’ve received offers, we’ll help you negotiate the best possible price.
  • Once under contract, we’ll work closely with you through the entire process to a quick and successful closing.

How we’ll do it:

We need to educate you (and ourselves) about the market in your immediate area.  Once you contact us, we’ll do a comparable analysis to see what homes are selling for in your area.  This is a very detailed study of active listings, homes under contract, and recently sold homes with similar characteristics to your home.  This will set the framework for evaluating your home once we come to see it in person.


Evaluating your home together

We’ll come to see your home to evaluate where it fits into the mix of other homes in your area.  We look at your home as if we’re a buyer, drawing on our many years of visiting thousands of other homes with our buyers so that we can tell you how shoppers are likely to view your property.  It’s a candid discussion and we don’t hold back.  In a perfect world, we’ll walk in the door, ooh and ah, slap a sign out front, and sell your place the day we put it up for sale.  Ok, back to reality.  We’re likely to makes some suggestions.  Some fresh neutral paint colors in place of strong colors.  Perhaps some refreshed grout in the bathroom or some new lighting in the kitchen.  Our goal is to suggest the least expensive but most valuable updates that we can suggest to maximize the return on your investment and fetch the highest price.  Sometimes you have to spend a little money to make a little more.  We’ll tell you what you need to do.  If you follow our advice, we’ll be successful together.

An entertaining anecdote…  Some agents have decided that the best way to get a listing is to give an unrealistically high estimate of value – teasing you with the ‘smell the money.’  They get the listing then beat you down later when your house doesn’t sell.  It’s a back door way to get your business, something we just can’t bring ourselves to do.  It’s a waste of your time and a waste of ours.  It can also be very expensive for you.  We want and need to develop a trusting relationship with you right from the start to accomplish such an important task.   You want to get your house sold quickly – so do we.  We’ll decide together, as we evaluate comparable properties, where your home fits in the mix.  It’s tricky but it’s not rocket science.  We’ll do what makes sense to both of us.

We’ll present your home to agents and the buying public in the best possible light with the widest possible exposure.  We follow a very specific recipe we’ve devised over the years to generate maximum buzz about your property to give us the best chance to sell quickly for good money.  We’ll make sure your home gets the best presentation we can muster.

NO ONE CREATES A LISTING LIKE WE DO.  With endless photos in well laid out galleries, painstaking detail, and our attention to the market are what get the job done.  Our listings really speak for themselves.  Our job as your listing agent is to make sure that we can answer any questions a buyer may have before they even think to ask it.

ATTENTION TO DETAIL with photos and listing specifics is so important for any listing.  So often, listing agents take poor quality photos with a cheap camera or their phone, and they do the minimum box-checking required to list a property in the MLS, skipping important information like square footage, room dimensions, school zones, and renovations.  A listing needs to have fantastic photos of rooms from every angle, details about all of the updates and the age of all of the appliances and any renovations, and notes highlighting your home's unique features.  


Being proactive

It’s critical that we continue to work together during our project to stay informed about activity in your local market.  Everyone knows that condition, location and price dictate the value of any home anywhere.  The location is fixed.  The condition and price are variables we can change.  If we’re not getting the traffic we expect, we must ascertain why and do something about it.
